Why Proper Water Damage
Repair Matters
What looks like a simple stain on the ceiling or a damp wall can conceal structural damage, compromised insulation, and active mold growth. Cutting corners on water damage repair doesn't save money — it defers a much larger problem.
Do Not Use Bleach on Porous Surfaces
A common misconception is that bleach kills mold on wood framing, drywall, and other porous building materials. Both the U.S. EPA and OSHA explicitly state that bleach is not recommended as a routine practice during mold remediation. Bleach is approximately 97–99% water. On porous surfaces like wood framing, the chlorine evaporates at the surface while the water component penetrates deeper — potentially feeding mold growth at the root level. On non-porous surfaces such as tile, glass, and sealed concrete, bleach is effective. On porous structural materials, an EPA-registered fungicide or biocide specifically formulated for that surface type is the correct treatment.
The Correct Repair Sequence
Stop the Source
Call the appropriate licensed trade — plumber for pipe leaks, roofer for roof leaks. The water source must be eliminated before any repair work begins.
Dry the Structure
Professional drying equipment removes moisture from structural materials. Mold begins colonizing within 24–48 hours of water exposure — time is critical. (Source: EPA)
Remove Wet Materials
Saturated drywall cannot be dried in place reliably and must be removed. Wet fiberglass insulation loses its R-value and must be replaced. Cellulose insulation retains water and promotes mold — it cannot be salvaged once saturated.
Treat Affected Framing
Any mold on wood framing must be treated with an EPA-registered fungicide or biocide appropriate for porous surfaces — not bleach. Dead mold still causes allergic reactions and must be physically removed.
Inspect Structural Elements
Wood framing begins to decay at approximately 20% moisture content. Floor joists, wall studs, sill plates, and subfloor sheathing must be inspected for rot. Metal fasteners corrode with persistent moisture, weakening structural connections.
Restore and Finish
Install new insulation and drywall. Apply stain-blocking primer (such as Zinsser B-I-N) over any remaining staining on adjacent framing or existing surfaces. If any existing drywall was retained and has torn or compromised face paper from the water damage, apply GARDZ® Problem Surface Sealer to those areas first — it penetrates and stabilizes damaged paper so joint compound adheres without bubbling. New drywall does not require GARDZ. Tape, mud, finish, and paint.
