The real variable is what's behind the drywall. Drywall without insulation behind it, from a clean water source, can often dry out on its own and be repaired with a sealer and paint. The 48-hour rule becomes critical when there is insulation present — particularly fiberglass batt, which holds water and creates the conditions for mold growth in the wall cavity even when the drywall face feels dry. When in doubt, the safest call is a professional assessment.

What to look for

Warning Signs You Should Not Ignore

Mold doesn't always announce itself. These are the indicators that something is happening inside your walls — even when the surface looks fine.

Musty or Earthy Odor

A persistent musty smell — especially in closets, bathrooms, or near exterior walls — is often the first sign of mold growth behind drywall. If you can smell it, it's already established.

Water Stains on Walls or Ceilings

Yellow or brown staining indicates moisture has penetrated the drywall. Even if the area feels dry now, the paper facing may have already been compromised. Stains that reappear after painting are a strong indicator of ongoing moisture.

Paint that bubbles, peels, or separates from the wall is reacting to moisture behind it. This is particularly common on exterior walls and in bathrooms where humidity is consistently high.

When fiberglass batt insulation is involved, it holds water and stays wet long after the drywall face feels dry — creating conditions for mold growth in the cavity. The drywall and insulation both need to come out.

Containment & Safety

We seal off the affected area with heavy-duty plastic sheeting before any work begins. This prevents mold spores from traveling through your HVAC system or into clean rooms during removal. Proper PPE is worn throughout. The goal is to keep the problem contained — not spread it.

Removal of Compromised Drywall

We cut out all mold-infested drywall, going 12 to 18 inches past the visible damage to ensure the entire colony is captured. All debris is double-bagged and safely discarded. We don't leave compromised material behind and paint over it.

Treatment & Disinfection

The exposed wall cavity, studs, and surrounding areas are treated with EPA-registered professional biocides — including Fiberlock ShockWave — to kill remaining spores and create a residual barrier against future growth. This step is what separates professional remediation from a DIY bleach spray.

Reconstruction & Finishing

Once the area is completely dry and treated, we install new drywall, tape the seams, apply multiple coats of joint compound, sand smooth, and apply a mold-resistant primer before final painting. The finished result is indistinguishable from the surrounding wall.

The Delaware Division of Public Health generally does not recommend mold testing — it is expensive and provides little actionable information. If you can see mold or smell mold, there is mold.
