The EPA and CDC link indoor mold to coughing, wheezing, and upper respiratory infections. A 2007 EPA-funded study estimated that 21% of US asthma cases (about 4.6 million people) are associated with dampness and mold at home.
Beyond respiratory issues, emerging research connects prolonged mycotoxin exposure to chronic immune activation and neurological symptoms like headaches and fatigue. Importantly, the EPA notes that dead mold is still allergenic — which is why killing mold isn't enough; it must be physically removed.
Many "professionals" just spray bleach or biocides on drywall and call it a day. This violates the ANSI/IICRC S520 industry standard. Mold grows root-like structures (hyphae) deep into porous materials. Sprays only treat the surface.
A 2013 peer-reviewed study evaluated 5 antifungal agents and found that when the chemical dilutes, dormant spores simply resume growth. This is why our process relies on physical removal of affected drywall first, followed by HEPA air scrubbing, and only then using EPA-registered sanitizers on the remaining structural framing.

New drywall is installed, finished, and painted. The goal is a repair that you can't see — walls that match the surrounding area and won't give the problem a place to return.
What We Use

An EPA-registered, hospital-grade disinfectant and mold remediation product. ShockWave uses quaternary ammonium compounds that penetrate porous surfaces — unlike bleach, which only affects the surface. It's on the EPA's List N and is used by professional remediation contractors nationwide.
Shellac-base primer is the standard for sealing water stains on drywall. It blocks tannin bleed and prevents stains from telegraphing through paint. Used on intact drywall where the paper facing is undamaged and the board is structurally sound.
Used when the paper facing of the drywall has been damaged by moisture. GARDZ penetrates and consolidates the damaged surface, creating a stable base for joint compound and paint. It's not always necessary — but when the paper is compromised, it's the right call.
During mold removal, airborne spores are a real concern. The Festool SYS-AIR HEPA air filtration system captures fine particles — including mold spores — from the air in the work area. This protects both the occupants and the rest of the home during the remediation process.
